Tips for accurately filing out the calculators:
Annual Property tax in California is approximately 1.25% of the purchase price (varies by city).
formula: [(purchase price) x 0.0125] divided by 12 = monthly tax payment
A very basic homeowner's insurance policy will cost approximately 0.3% of the purchase price. For Condominiums
and Townhomes, This is sometimes covered by the HOA dues.
Formula: [(purchase price) x 0.003] divided by 12 = approx monthly insurance payment
If you put less than 20% down payment on your purchase, you will likely have Mortgage Insurance (PMI). The further away from 20%, the higher the PMI will be
HOA payments will reduce your purchasing power. $50 per month HOA fee reduces your purchasing ability by about $10k.
Newer and new construction homes may have additional property taxes, referred to as "Mello Roos"
